We’re able to leverage distinct advantages when designing and building your new modular home, ensuring it is completed to the highest quality.

The cost of your modular home is controlled from the beginning. A fixed price is established by us?and signed off by you to ensure there are no unexpected cost overruns. A Modscape design is more cost efficient than its conventional architect-designed counterpart. Significant savings are made through the effectiveness of prefabrication as well as a reduction in consultant fees, time spent project managing, holding costs of land, and minimal on-site time. Reduced wastage and proven systems also all help to reduce project costs enabling us to deliver absolute price certainty.

The process of creating our prefab homes?is highly planned and design led, but flexible in outcome. We create a unique modular home design for you that is site specific and reflects your project requirements and budget. Our combination of modularisation and prefabricated systems as well as our?experience allows us?to produce innovative, flexible living spaces that are both beautiful and functional. You might find our Modular Design Guide helpful –?‘How to design using modules’ is a guide to the way we approach design using our flexible modular system.

While we use modules to save you time and money, each modular home project is custom designed to suit your spatial requirements and your site. Our modules are made from?fully welded structural steel frames that use Structural Insulated Panels (SIPs) to create a highly insulated cell. There is no set size for a module as all modules are customised to suit each design.

Typically a module can range from 2m to 5m in width and from 2m to 15m in length. The majority of our sustainable house designs use a combination of module sizes to create a flexible design, with modules stacked on top of each other, placed side by side or end to end.?More information about module size and configuration can be found in our Modular Design Guide

Our in-house?design team will work with you?to bring your ideas?to life.?We have a network of quality external consultants?that can be employed on your project where required. We’re also?happy to work with your preferred architect or be directed by your proposed concept designs.

Design and finish options are limitless – but what is certain is that every design is the result of our design team’s genuine collaboration with you.

Your modular home will be built and installed within 12 weeks of receipt of the required building permit. The unique construction process combining modularisation and prefabrication create a degree of automation that cannot be achieved on-site. The risk of weather and site delays is eliminated, allowing for a fixed timeline for design, construction and delivery.?As a result, the time it takes to build your home is set from commencement to completion. You can plan your life knowing that you will get the keys on an agreed date.

All products used in?our homes are selected following a detailed quality audit process that ensures only inputs of the highest quality are utilised in our designs.

Our?modules are constructed using a structural steel frame and Structural Insulated Panels (SIPs). The factory environment that our modules are constructed in enables a rigorous level of quality control to be achieved, ensuring no detail is overlooked.

Modscape is 100% Australian owned and operated, and our prefab?homes are Australian made and delivered to Melbourne and beyond.

All of our modular homes are constructed at our modular construction hub in Brooklyn. Doing all of the construction indoors means that quality is controlled, the risk of weather and site delays is eliminated and projects are delivered within their agreed timescales. Next to the factory is the home of our design?team where the project design happens.

The team combine their extensive experience in the design, development and construction industries to create our modular masterpieces – overseeing projects from design right through to installation.

We offer an end-to-end service, making the process of designing and building a new home enjoyable and hassle free.

Our team can manage any or all stages of the design and building process. In addition to the construction of your modular home, town planning, site connections, demolition, site clearance and landscaping can all be managed by us?and we’d be happy to provide a fee proposal for this if desired.
